Tenant Placement Promise

If we place a tenant and they break their lease during the first 12 months - we will lease to a new tenant without charging a leasing fee.

Rent Deposit Promise

We know you want your money fast! So we ACH your tenant rent into your bank account by the 8th day of each month, as long as rent has been received (holidays excluded).

Management Fee Promise

We believe that if we can't collect the rent - then we should NOT get paid. You only pay us a management fee if we successfully collect the rent due.

Leasing Fee Promise

You don't pay us a leasing fee until we have a signed lease AND money paid from the tenant.

Response Time Promise

Nobody likes waiting for a response, that is why we promise to respond to all communication within 24 business hours ASAP, typically the same business day. Holidays and weekends may be longer.

Preferred Rates

As an owner-client you enjoy reduced fees whenever you buy and sell properties with us. We have closed millions of dollars in real estate sales exclusively for our owner-clients.

Repair Center

Our 24/7 Repair Center is always open to protect your property around the clock. We have emergency protocols in place to ensure cost control and prescreen all of our vendors.

24/7 Online Reports

We provide you with secure online access to monthly statements, property survey reports, invoice copies, tax reports, and rental history with a click of a mouse.

We are trusted as local experts in property management, are active in the National Association of Residential Property Managers and hold several mastery certifications pertaining to the property management industry. Our Broker is a certified Texas Realtors Instructor and is instrumnetal in development of Texas Forms.

Premier Applicant Screening

Advanced background search technology plus custom in-house applicant screening ensures only highly qualified applicants are approved to rent our properties. Additional safeguards to catch & element fraudulent applications.

Property Assessments

We perform periodic exterior property surveys and at least one annual full interior survey with documented checklists and photos all shared with you in your owner portal, available 24/7. Additional Surveys can be requested, for an additional fee.
